Despite of older history of St. Norbert, it has been growing during years while Winnipeg South been hosting many immigrant families.
This neighborhood is located at the south of Winnipeg perimeter. Pembina HWY divides this neighborhood unevenly to two parts of east and west. Winnipeg well-known Red River is the west border of St. Norbert. Winnipeg as any other city in prairies continues to grow over so-called perimeter. During the pandemic years, as Real Estate Market has been experiencing lack of supplies, many people who chose to reside at south of city, found St. Norbert more affordable.
All season St. Norbert local farmers market attracts many Winnipeggers every weekend. Also new Red River Co-op grocery store added more to this area.
Nature of this neighborhood with mature trees, rivers and creeks is unique. St. Norbert Heritage Trail System is popular for hiking, biking, and cross-country skiing. La Barriere is an 84-Hectare park located by La Salle River.
Wide variety of detached houses can be seen in this neighborhood. Based on Winnipeg Regional Real Estate provided stat of MLS system, 54 detached houses sold from January 2022 to January 2023. Average price through this one-year period was close to $422,500, with a minimum price of close to $260,500 and a maximum of $1,180,000.
Attached houses and condominium buildings also reside many Winnipeggers in this neighborhood. At the same period, average attached houses price was close to $ 265,800, and for condominiums, this price is $267,000.
